If you need to share the cost - with an attractive young female artist - just let me know. She lost her studio in Pearl Street, where she has lived since 1976 or so, recently, when the whole house was condemned.

Told her she was lucky that it didn't "suddenly and with no explanation" burn down and she with it a long time ago.
Quite attractive area just around the corner from Wall Street.
