I pay $520 in NG annually (heat, hot water, cooking) for a 2500 square foot house in Michigan, so $280 really doesn't impress me unless you are in Alaska :)

I concede on the lawn. That was the thing I liked most about condo life. Absolutely hated neighbors on the other side of the walls. Having a good sized dog was also impossible.
