I live on a golf course in one of the nicer and more desirable neighborhoods in the city. As I was walking around last weekend I took note of the many houses for sale. Of the numbers for sale all but one are empty. I can't imagine everyone has been transferred so I'm thinking many are bank owned. I see an awful lot of houses in the country for sale that are empty also. Still more pain to come for all of us homeowners as the prices fall back 20/30 percent in order to move these things.

Just talked with a realtor friend the other day and he put one in our neighborhood up 3 months ago for the bank at 198,000, 50K below assessed value. He's shown it once. His statement was it was 50K below the market and he couldn't understand why it had not sold. I said your not even down to the market yet or you would at least be showing it. He wasn't fond of my response but I think I'm accurate.
