Well I had a guy who said he didn't know how much he could afford, so I took him to my favorite loan officer. Very trust worthy and I knew I'd get the truth. Come to fine out, the guy was just coming out of bankruptcy, and he couldn't afford a whole lot. I showed him homes in his price range and then he decided he wanted to look at lofts downtown..

I told him there wasn't a lot available, but I'd show him what he could afford.

The next week, he called me and said he was going with another realtor, because he was showing him more expensive lofts and he had someone to okay his financing. I told him he had filed bankruptcy once, he didn't want to do it again, and he said, he knew what he was doing..so I backed out and told the loan officer I was working with about the guy..She said he'd be in horrible shape within six months he just couldn't afford any more than what she said.

SO...now who's to blame? They guy who KNEW he couldn't afford it, the realtor, who also knew he was placing him in something way over his head or the loan officer who was loaning him the money?

The market has since collapsed, and now he is stuck with a mortgage that is more than his loft is worth.
