C2, thanks for that link to Ramsey's report. It does look as though things will get a lot worse before they get better.

I should probably borrow NZ$1bn, convert it to US$, buy a swarm of properties in the San Diego region, rent them to the previous owners who like living where they are, with a right for them to buy them back provided they maintain rent payments. Some figure above the current price would be the buy-back price.

They would have some incentive to maintain the property and would be liable for all maintenance and repair costs. Hey presto, everyone would win [except the previous lenders who would at least get some money back maybe].
