In emerging markets all the above will be inflated.
The inflator is puffing and huffing in the real estate arena here in mainland China. So emergency was passed here, or China is not emerging lately and in the near future, or it does no longer belong to the emerging at all?

The CEO of the biggest re developer of China is a real smart guy. He have scaled down since 2004/5, but he still feels the burden now. As a side note, a provincial bank head friend was still clueless when I asked her to save a few pieces of one bedroom apartments in preferred spots last July. Haha, good indicator for me! As James Sinclair dubbed, "One man's problem is another's opportunity", while Jay has more interesting expressions alike. Just have to see ahead where the putter will be. A short-lived deflation at least is going to show up here in mainland China in RE. To what extend/degree? Still watching, analyzing, waiting for McCain to be enthroned so as to be able to feel or anticipate.
