You see where the "foreclosure buses" are hitting Northern Palm Beach, Martin and St. Lucie counties now?

Lee, Collier, Charlotte, Sarasota, Manatee can't be far behind.

thanks!!! I am very glad to hear you coming around about when to buy. I have only lived through one major RE decline here, in the early 90s (and it was much worse than elsewhere in the country).

What I remember, then is that even though the decline was really 90-94, the huge bargains came about 1/3 into the bust. Not at the end. But the statistics didn't really show that. By 2010 a lot of these bank owned properties will be back in the system. If you really want a deep deep discount you have to buy an REO- very seldom is an individual that distressed- and those REOs are now this year and early next. After that, its over.
