Just to give you the flip side of Detroit, here is stuff in my zip code (and it's why I'm moving from my townhouse to a real house in the burbs). Granted, these areas are very nice, safe, and people like Tom Hanks are your neighbors, but here are some of the listed TEAR DOWNS!

This tear down is nuts, its much further inland, not close to the bluffs like the first two, and the lots in this neighborhood are generally TINY, so I guess this one reflects lot value, except if you look at the photos, you will see that this is like a smaller lot in an average neighborhood.

Another tear down on an 8000 foot lot (that's 100x80 feet folks!), NO VIEW, for the bargain price of $2.6M, and they already have an OFFER!

Here is a good one. They focus so much on the fact that it is a 16,000 foot buildable LOT, that they do not describe or have photos of the 5 BR house! REDUCED to $3.4M. There is no view here folks, just a very nice wooded pocket in a canyon that makes you feel worlds away from LA ... until you look at the price!

This one shows the house, but encourages buyers to remodel or rebuild. Which is understandable, because if you are able to pay $4.25M, you are not going to want to live in this 5BR/3.5BA dump. LOL!

OK, last one. It's not a tear down, it's a MOBILE HOME. How much for one with a nice ocean view? (not on the beach like Jim Rockford, but across the VERY busy Pacific Coast Highway which you can no doubt hear all night long). How about a 2BR/2BA for $600K? And the trailer is so old it has a new roof. Plus you get to pay $1074 a month to rent the LOT SPACE.

You could have hours of fun going through this area, so if you have lots of time, check out themls.com and search Pacific Palisades. It will make you feel like wherever you live, it's very reasonable (unless you live in Manhattan). For more fun, search Brentwood and Santa Monica too, then there is Malibu if you really have a lot of time.
