sure but if you are marketing these "executive homes" to out of market executives you are competing against every other picturesque, out of the way place in the country. I understand that completely.

As for the airport, thats a reasonable draw.

I can show you photos of Bodega bay, here in CA (the birds was shot there) which is as beautiful of a destination as anywhere in the country... what does your place have to offer over Bodega bay... the point is there are picturesque towns all over the country for "commuter entertaining", and if you buy a house because you can have parties with 100+ guests, well that means you need 100+ people from your circle that are able to commute thee or willing to fly in for your soiree. the pool of buyers for this is pretty limited, although that airport probably makes the difference

Ok, I'm sold on St. George. I'm not moving there, but it's probably better than Detroit.

Snow Canyon has to be the coolest state park I've EVER camped in.
In any other state, it'd be a National Park.

Other than services for wealthy people, St. George doesn't have any industry. I think it has the potential to become a really high end ghost town - not that that will happen. There are a lot of places competing for the wealthy. If I wanted a place in the area (and could afford one), I'd buy in Telluride.
