thats the point though. Who wants a 10K sq ft house for entertaining? People whose time is more valuable than money, thats who. So although a house like that in Mendocino or whereever is certainly more than St George, are they more likely to buy closer to a major metropolitan area to save time? And besides, if entertaining is the main draw then who do you want to entertain.

edit- btw going to any open houses this weekend? I am just for the hell of it.

yep....life is full of tradeoffs, you want a view of the ocean and a house like that, pay $25M....if you want a view of snow canyon, it's a paltry $4.5M <gg>
