We're thinking of visiting some Civil War sites this spring.

Chickamauga was the first Civil War battlefield to be designated as a Natl Park, so there is zero encroachment.

Harpers Ferry has such a unique topology that it is easy to see it as a slice of life from the 1860s. Plus, the Park Service employs historians in period dress who "inhabit" the town.

The Chattanooga battlefields are fairly well preserved considering that they are now in an urban surrounding. Grant himself commented that the area was like a natural amphitheater and the only battle where he could observe all the action from a single vantage point.
