Using my extensive ignorance and a wild guess, I predict the best place for your property investment club to invest is in China in upper middle-class apartments in cities with populations of 1 to 2 million, in rail freight distance to ports.

Forget about Japan unless you find cheap places with great cash flow. Hong Kong is such an over-wrought place there can't be supersonic bargains there.

Maximum financial voltage is to be found upgrading people who inherited poverty but have whole-heartedly adopted the Five Financial Factors For Freedom [TM] to the standard of living of Japan/Hong Kong/New York.

That's my theory of the moment, complete with my normal double your money back guarantee.

Or, you could invest in houses in Auckland. There are lots for sale. The sellers would be very appreciative if you were to show up so they could get rid of their mortgages while they can still enjoy their huge capital gains of the last several years. Heck, you can buy mine if you like.
