Gold was suppressed during the 90-s, and you should know it well.
It is still suppressed. RE is kind of like gold, in a way. A real
property, and a bet against the dollar -g- When the ruble
crashed in 1998, RE property went up 3-fold in Russia. Sure,
it got devalued some in USD, but not THAT much. To be completely
honest, I am not 100% certain RE was in a huge bubble. Credit
sure was. Inflation is severely underreported in the US,
so everything seems bubbly, whereas it just tracks inflation.
Ben keeps pressing the button for sure, so I just don't expect
costs to come down or "deflation" any time soon. M3 is totally
ballistic, as Ben dropped rates way below inflation. That's not
deflationary by nature. The only thing I think IS in a huge
bubble is the treasuries. Those are explicitly influenced by
the Fed, though.
