Probably a combination of the winter season, the internet, folks giving up and either walking away or listing with an agent as things get tougher.

The setup today is so incredible here in Florida. You go to some areas that are way overbuilt and you'll see neighborhoods of all new homes most of which are vacant and listed in MLS as short sales or REO's. Then you have other neighborhoods more established all owner occupied and see very few for sale signs giving an initial appearance of a tight market but on closer inspection find a ton of homes currently in some stage of foreclosure not in MLS..

EDIT: It just came to me, as I was leafing through the Sunday paper, that the Sunday edition is the one with all the real estate ads.
