I've owned and made money in real estate, rehabbing them myself on weekends and evenings, as some other poster here also does, at an opportune time. I've been a landlord. As a business it can make a lot of sense. Not so much as a vacation home. And from what I know about it (not much), the money is in full time rental/depreciation, not part time rentals. I'm sure there are exceptions, but I'm not smart or lucky enough to be able to take advantage of them.
