Sarasota proper and it's beaches isn't half as bad as the areas further south that were out of control with the overbuilding and speculators..

Usually the charming areas are more pricey and weren't overrun with speculators and overdevelopment. But you will get a much better deal on a waterfront property in Punta Gorda or Cape Coral versus say Sanibel Island or Siesta Key. Give and take I guess.. even for us distressed investors<g>
