Right now my hard money gal is getting 12% plus 4 pts. She turns down about 90% of the folks calling. Too risky. BTW, the phone is ringing off the hook. Most leads come from traditional lenders that can't do the loans anymore. Guidelines have tightened down too much. Even still, she won't go higher than a shaved down 60/40 LTV.

I am expecting a depression, but not just because of the sub prime debacle. That sure pushed us toward it, but the irresonsible financial policies of the last 30 years and expecially the last 8 are the reasons I expect this.

And a natural rebalancing of worldwide wealth.
