You might be right John but Houston is not for me the humidity here is bad enough.

You might be right about Cape Coral too. I was told about houses that people paid a million for are being rented for $1,200 a month.

What are the neighborhoods like in Cape Coral..? Is there much of a rental market..? I bought a rental in the SF Bay Area for 12 x annual rent but I joke with friends that I offer a free Glock to each tenant in return for a year's lease. Cash flow is decent but I have headaches.

Have you looked at Sugar Land, TX..? Looks like it's possible to to get a SFR for 10 to 12 x annual rent in neighborhoods with very good schools:
