check to see what is was prebubble in 2000-02 for the neighborhood and property type you are looking for..it varies and tends to be higher at the upper end and much lower at the lower end..

Despite political blather to the contrary, the overwhelming evidence is that the price of crude is under the control of no one, OPEC included. Everyone's a price taker in this business, no matter what the company size.
