So then the pricier areas on the ocean side of PCH around Hermosa... there is no rush in the foreseeable future ... I bought my present house in Toronto a little before the bottom was in.. Comparable homes in area still going for double what I paid but nicely off the peak in my neighbourhood about 18 months ago.. The Black Swan Edit .. inlight of the auto news I posted to Mq... I expect a fair bit more down.. but no leverage worres in my case..
