8bits - you got it almost nailed. zip codes matter. So do school districts. I've just recently sold a home in the 95051 which I'm sure you'll recognize as being in the city of Santa Clara, but more importantly it is in the Cupertino High School district. This really matters! People from all over the world try to get their kids into Cupertino High. So our house sold in 8 days on the local MLS.

So it matters nil what Schiller, McMannis and the rest of this august board of RE kabitzers thinks. Right now, still, prices for homes in the Cupertino High school district remain grossly inflated and are going higher. What's broken in Florida is not currently relevant in 95051.
