Another factor is that traditional ads(RE pubs, newspapers, mail outs) are skyrocketing in price. During a time when a seller needs the max exposure the agents can't afford to give it.

Someone recently (a poster here I am sure) pointed out that Google now offers a real estate search engine tied to Google maps. I checked it out. Very impressive - as you would expect with Google. Type in an area (eg Kensington, MD) and a price range, and poof...up comes a street map of Kensington with little balloons pointing to house locations. Click on a balloon and ... poof...up come pics, lot size, baths and bedrooms, etc. Everything you would want to decide if you wanted to explore further.

I can't tell you who gets to list through Google Maps - didn't think to explore it. Who knows...maybe individual home owners. Could easily be the case. What is the additional cost to Google for uploading a few pictures. Can't you upload to YouTube for free??? (Never tried it.) Doesn't Shutterfly have some sort of minimal fee to store family photos for sharing, etc.

As far as newspaper advertising goes, newspapers are going away - big time. One wonders who looks at them anymore. Does a 25 year old know how to operate a newspaper??? OK. I jest. But where would a 25 year old turn first??? A newspaper or the web???
