He allowed the environment under which too aggressive lending took place. I am nick's dad, after retiring in 1995 I got into real estate, I lucked out totally in 2006 when i was able to bail out of a big condo conversion project because a bigger fool came along. The lending standards applied to the guy who bought me and another partner out were so lax as to be laughable. Now that project is going nowhere and I bet it is in foreclosure soon. With poor underwriting standards and cheap money the real estate bubble was wildly out of control; my partner and I were somewhat aware that things were too hot, and almost borrowed more $$$ to do the conversion, but we decided not to push our luck and take a substantial profit rather than a huge one.

The underwriting on the firm that bought us out had to be based on hope not facts. -and probably by the idea that the underlying assets were always going to be worth more- Add that kind of approach to the obvious ARM and 3/27 and no doc scam loans going around for private purchasers which were being overlooked by the govt. because of their "ownership society" goals, not backed by soundness in the markets, and you had the recepie for disaster. A second big issue was that tax and stimulous policies were making just a small percent of americans richer when everyone else was treading water at best, this lead to a topheavy economy which then overproduced or over imported. The crazy energy policies followed since Ronnie took office also came home to roost.

If you were in the world I was in you could have been lucky like we were and bailed in time or gotten stuck like so many others. This White House and its policy environment have led to much of the excess causing the housing bubble. add cheap loans in that mix. And of course many of their other fiscal and monetary policies have proven very suspect.
