For now the worst hit markets in FL..then will revist later this year and look at other markets in this state that have another wave further to go..but only distressed situations with decent equity going into the deal and that I can do something with after I own it to give me the proper return by flipping, fixed rate financing on house rentals or selling land/manufactured housing on terms..the next five years are going to be a lot of fun

Smart IMHO. At the end of 5 years you will have a nice cash flow and could be a wealthy man, or is that, a wealthier man.

Seeing some real distress situations now in SE Florida, Broward, Dade and PB. Lots to check out, whose got time for SI. :}
