I see the exact opposite in many cases of institutional managers ahead of the curve and homeowners that don't really need to sell the ones still in denial.. The most aggressively priced are usually the REO's these days taking down the comps in an incredible plunge even in the past six months in the worst hit markets.. Of course many REO's in MLS are also lagging with some trailing price declines for over a year now.. It is hit or miss<g>
