Recall their tech stocks out in SV also had 80 PE's at one time too..They are used to these 1.5% cap rate deals. I'm sure glad the days of 2-3% cap rates are long gone in my world<g>

You may find this hard to believe but I think there is a 45% chance (or thereabouts) that you are correct. I tried to protect myself, buying a super-cheapie at 2001 prices with a large lot. Obviously there are others out there with the same mindset as I have because this place had 8 offers. Its not like every house out here has 8 offers thats for sure (although RE here is stronger than most anywhere currently- but that is not saying much).

I have a fear that retiring baby boomers are going to crash the treasury and I am trying to protect against the dollar getting cut in half -twice- again.
