'Real estate, I believe is a much less "efficient" market, and, therefore, a much greater reward per deal.' It sure is especially during illiquid periods and debt cleansing downturns. But the last four or so years were horrible in that regard with only momentum investing and belief in the bubble not popping needed in order to play the game. I wrestle to what extent the internet has changed the dynamic forever and will keep it more efficient than it was in my 1990's experiences.. I guess we shall soon see<g>
