I find housingtracker.net to be an excellent, accurate assessment of real-estate dynamics. Here are some interesting observations bucking the national gloom:

I suspect that when the national economy turns, the areas currently holding up will be the first and strongest to bounce while the overbuilt, overwhelmed areas will take many years to digest their sins <g>.
