Spekulatius,
I am also buying preferred Reits. A person can purchase the best of breed reit preferreds paying around 8.5% these days. I have invested in these for years and (very much like MLPs) you can lock in some of the highest rates. I'm very, very cautious on the market, so I'm sticking with MLPs and preferred Reits until the financial mess straightens up. I believe it is far from over. If your interested, I can provide a list of preferreds that I own or I am looking at purchasing.

AFC - I think it may be debt, and not preferred. And that may be even better. I do not own ALD, but AFC looks like a good bet.
