I was definitely short in 2001 but covered right after the markets opened post 9/11. I had a few shorts in 2002, more in lenders than builders. I got stopped out of a few positions in 2004, but didn't hit the sector real heavily until 2005 (which was still a bit early, though it was clearly the top of the sector).

Would have been better to wait in retrospect, but you don't get "do-overs" in this game....<G>
