Cape Coral is ground zero for the crash and tons of waterways.. Actually lots of amenities and nice new retail mixed use center built in Lee County. Sarasota area probably the nicest in the state but won't be nearly as cheap.. I just bid on a 3/2/2 1500 sf townhouse in Sarasota with dock and direct gulf access I valued it at $230k didn't get it at my price.. I imagine you can get something like that for well under $200k now in Lee or Charlotte County which also has tons of waterways and nice bays.. On the east coast I would look at Brevard County for best value with real nice inland waterways that feed the Atlantic
