it is a great business in bad times or periods when the public hates RE..seems contra cyclical to the homebuilding industry and prosperity by financial institutions..the internet changed it a lot too..many got the 18 percent this year only most of it is junk lots and they will find the total plus accrual in 4-5 years will be much more than the true lot values at cycle bottoms..
