Let's slice it: 70m2 apt at BRL20K must be compared with similar city pricing.

Say iCabo Frio or Buzios have similar profile as Guarapari and it is with that city that we have to compare the prices apple to apple. I know it is perhaps difficult to find the historical price of Buzios or Cabo Frio but perhaps Porto Seguro serve as bench mark.

I am saying that because Curitiba was (constructed area) BRL1K/m2 while comparable cities Florianopolis was BRL2K/m2 and Porto Alegre was BRL1.5K /m2.

We looked at it and said: it will go up and will approach Porto Alegre and Floripa prices. It did.

I'm saying that perhaps price in Guarapari was out phase and caught up with the similar cities as Curitiba did?

"Air fare 50% more than US." I need to slice that one too. I took Luisa to Rio (Galeao) and paid BRL99 return each.

I tried to go to S. Paulo, (half mileage to Rio) it was BRL199 ONE WAY!!!!!! That because I was going to land in Congonhas wich is downtown airport and is the busiest shuttle route in the country.

Thus Curitiba-Congonhas passengers subsidize Curitiba-Rio de Janeiro passengers!!

You would need -in the US- perhaps to compare a busy shuttle (Boston- La Guardia?) and then other less travelled route.

Brazilian corn not competitive with USD at 1.6. Stocks being sold internally for the Pigs and chicken farms where producer get a better price and government stocking it up. Argentinean and US corn is cheaper and taking market.
