We have definitely been hit but good neighborhoods are holding up pretty well. Depending on where your little fixer was I think you're right about it being worth about 3 times that now.

Home prices in my area codes 93905/93906 are back to 2001 levels.

I paid $110K then (too much), and it's probably almost tripled by now.

Tripled in 18 years? That just beats out the return on a savings account bearing 5% interest. In fact, its the equivalent of a 6% APY.

As an investment, you could have done far better with an index fund.
