I think we had a burst bubble in 01/02 and since then have actually been recovering. It was quite a depression up here in 01/02 and it didn't really recover until the Google IPO.

If the real estate market is what is pushing the economy into recession we won't have a recession here. If fundamental demand for consumer products slips that will hurt us. But that isn't happening yet.

People here that have money are moving every cent to RE to get away from stocks too. I don't know if thats a good idea, but that is what is happening.
