You're thanking GWB now? At least your honest. Timing is everything. all of this is really out of our control. So if you are smart enough to duck at the right time, that is a good thing.
But, in the end, the masses end up paying. It's a zero sum game less inflation. Someone will have to make up for your gains. This is why bubbles like this should be arrested early. This is the job of the fed and congress. They failed miserably. Real estate prices are going back to year 2001 or more. The nightmare will be over.

i realize you're in FL....but i think you bot too early...

at best you are looking at years and years of little or NO appreciation or worse
