Hi Mike" Thanks for the run down. I did leave a message for Len last week. He did return the call when I was away so I did not get to touch base with him. I didn't have the inclination to call back either. Robyn did call me today and basically confirmed what you said about the JV mystery partner who is interested (their stock is around $23.00 supposably........)and that they were looking over the land and very keen. If it does happen they would have a 50-50 interest with the JV partner picking up the costs. Think I will give this one until the New Year and if it hasn't started to come together by then I'm selling. Regards and good luck all. Bonnie
