That's the key for me too. I had some pretty extreme aversion therapy on both sides of the market.

I was kinda sitting back and watching dumbfounded at the RE boom. It was pretty clear that it was going to end badly without even knowing what the underlying cause was.

Rule #1 - Booms are always followed by busts.

This one has blown up it's quota of companies...........many more than in 1987.
