really? I'm not that surprised. There are houses available en masse in east san jose that sold for 650K in fall 05 and are 375K now, all REOs. On the westside not so many of those but you can find houses that were 699K selling for 550K that were REOs- tons of houses that are on major streets like one block away from the freeway or behind el camino. There are a lot of buyers for these low priced houses on the westside so that is one good sign to see them blast through the inventory. The rental prices prop things up here I think.
