i've just never heard of a breakeven with such a small spread doing a re-fi (also you need to factor the time you plan to stay....and assumes closing costs, fees, maybe a point, which apparently the loan doesn't require)

Why do you think so?


Is it possible that the 5.5% rate was a variable? For a while, fixed was hard to come by.
