What number are you guys using now for a general estimate of "cost of capital"?

Up until a few months ago I have believed 8% was okay. I may have to change to 10% or more. If I guess it might be as high as 12% for reits or other companies, that significantly reduces the value I calculate for such stocks, and the price I am willing to step in and buy.
