I'm fairly sure it's the right size furnace for my ~2400 square feet. It's a two story town home with a full basement. I've closed off the second floor bedroom and bath and don't heat or A/C it. Ditto with the small first floor BR. I actually live in the basement most all day, sleep on the first floor. I think you're close to right about the furnace running nearly 50 minutes out of each hour. But, I let the overnight temp drop to 65, then at 0500 my programmed thermostat calls for 71. It took it nearly all morning to get that high. Furnace was installed in 1999, so it's pretty new. I just checked on my deck, in the shade now, and it's a flat +10 out there. If the skies clear, we'll get another bone chiller tonight.
