No, I haven't Chris. For most of the year I have been bearish just like most people. However I do recognize that people need a place to live.........eventually they will start buying again.......and that means the housing market will bottom. I look for these things because I want to make money. Its too late to realize things have bottomed when everyone else knows. And frankly, I have an edge because I have experience in housing development.

I don't think it's the end times. but, I do think it will be several years before we're back on track, even with the miracle Obama-man. Many, many more corps will bite the dust, with no sales and no available money to borrow. Any business demands cash flow, and without it, it's time to close up shop.

I can't predict how long it will take to come out of this mess......it may take years like you suggest or it may take months. However, the thing I was cautioning you about is the dangers of becoming a perma bear like so many people on the Residential thread. They are as bad as the perma bulls when we are near a top. In fact, that's how I know we are probably near a bottom......too many perma bears.
