You could consider it an unsecured debt. The chances of an owner getting paid on a broken lease due to BK are nil.
Additionally, they are expected to take steps to find a replacement tenant and mitigate losses.

I like the SHLD story. I think Eddie got lucky once or twice and stubbornly continues throwing good money after bad, despite Sears and K-Mart falling deeper and deeper towards the bottom of retailing.
