Bonnie, mostly I've been in real estate too, except being a gyppo logger in a landscaper sort of style, I bought raw land and sold it developed mostly, very little subdivision, just buy well, pretty it up, take a few logs off maybe, and sell it well (except the guy I sold the last piece to flipped it one year later for 50% more!!!). Only one house deal other than my own residences, so almost no tenant problems. Mostly I've used the stock market as a place to park cash between deals, and had some horseshoe quality luck in doing so, for example in '92 our second-biggest bank, CIBC (CM) was hit hard on a big (O&Y) bankruptcy, dropped $10 to 26. I had a free-and-clear cheque for a piece of land that day, put almost all into CM, and now after a 2-for-1 split it's selling for 40+, and has paid good dividends all the way. I have to be careful about selling much more of it, the capital gains taxes are going to hurt next year, my discovery of the wired world a year ago has led me to a compulsion to trade a lot, and imho the government and the brokers are skimming the cream ;-)

But do I like the stock market? ..... oh yeah ..... once the truck is full of diesel and the fridge is full of beer ......

Okay, if I can't get it, I hope that there is at least one other person
on this thread who will be enlightened by an explanation of:

Let's see, I can buy a house for $100,000 that will rent for $1000 a month, that has to appreciate to 110,000 in a year with some cosmetic repair to get my money back. (1982 stock price or 1997 house price)

Where does the appreciation number come from? (Particularly
the 50% appreciation for current market.)
