Dependency on asset appreciation. It is a G-7 thing. But something can only appreciate if there is a higher demand for it. In the absence of which it is artificial and will come down.

Encol went bankrupt. Real estate collapsed. It stayed low for several years. That kept Curitiba's real estate prices well below similar cities.

I bought and am enjoying asset appreciation because the local real estate needs to go to where similar cities -P. Alegre and Florianopolis- already are.
