Good to see you back- interested in hearing more about your experience on the West coast. From what I've heard investors have become active here again, especially in the lower ranges of particular markets. Da wife been buggin me to look for a second home and says my stocks suck- they're dishonest like those crooks at SAY. I kinda agree, nothin' more transparent than a wall you can tear open yourself eh?

John, do you mind sharing what general location those bargains are at? I am interested in Florida condo with some water view for non-summer residence (if I can convince wifey).. It was always too expensive for a part time resident before.. What do you see as the best bargain in Florida now?

Re: Newer 3/2/2 houses in Cape Coral now in the mid $30k range in MLS which is a price below what they were 20 years ago probably the steal in the entire country now for the retail buyer IMHO

What are annual property taxes and insurance? Is that what's keeping buyers away?

If you have to hold it for a couple years while paying out $25k/year in taxes, insurance, and maintenance, it becomes tough to do well even if you get a great deal.
