And don't you know what? JESUS is also attending these auctions and will be kicking ass and taking names after s(he) figures out who is taking advantage of those poorer and do not deserve to be taken advantage of.... :):(

Yeah work but I consider it a chase and thus some play to find the diamonds in the rough. But sell them fixed up through a realtor to retail buyers..Used to due a ton of easy qualify seller financed crappy mobile homes or lower end junker homes on terms without ever needing realtors..that niche where you would usually get your purchase price back in 12-18 months and the stream of monthly payments there after as your profit is coming back in spades too.. One niche on the buy side through realtors that is working for some is buy that REO needing a lot of TLC for a quick cash no contingency closing. RE bubbles totally suck for folks like us..I hope we never have one again in my lifetime. Z something the public seems to never grasp is we don't play off appreciation as the end game but only a side benefit of those you want to hold long term after making the equity and cash flow numbers work going into the deal<g>
