Yes, they do. They follow the right of way and start building housing tracts near the exits.

In a car-centric society like ours, people prefer freeways over light rail when given the choice. If the existing freeways are filled to overcapacity (e.g. LA, NY, even Portland and Seattle along the I-5), light rail starts looking like a viable alternative.

More and more people are switching to rail, lite and heavy, because its less stressful as well as convenient. Once Amtrak had 20 trains to San Diego on a daily basis, I rarely drove that trip.

And like I have said previously, the first trains I took you could roll a bowling ball down the aisle and not hit anyone. Several years later, it was SRO.
