I'm not sure what you mean by - "then they shouldn't be an issue is price sustainability." You said: "If you didn't have mortgage interest deductibility, and you didn't have effective immunity from capital gains tax on owner occupied housing, then you avoided two major factors that helped drive up house prices in the US (eventually to unsustainable levels)" The same economic equations are in place so that wasn't in any way the key factor. Not if you believe in an efficient marketplace. The reduction is housing values lies elsewhere.
